Although the majority of modern residential tenancies will be created as assured shorthold tenancies, it is important to remember that there are a number of important exceptions, such as tenancies with a resident landlord, holiday lettings, and lettings at high rent (i.e.over £100,000 rent per annum). We have created the General Tenancy agreement for use with residential tenancies to which these exceptions apply. This tenancy agreement will create a contractual or common law tenancy. Our Professional Series version of this agreement is ideal for agency situations where the agent manages the property on behalf of the landlord. The agreement is drafted in a similar style to our popular Assured Shorthold Tenancy Agreements (A02 & A03) and the agreement comes complete with drafting notes which explain the operation of the agreement. The Drafting and Guidance Notes also includes over 45 additional clauses which can be added to the agreements as required. For more information on different types of tenancy agreement, and the specific types of tenancy excluded under the Housing Act 1988, please refer to Letting Factsheet No. 18. The amount of the Agreements includes a one-off fee of £75 (+VAT) for the actual agreement and an annual licence fee of £60 (+VAT). Important information about pricing: The annual licence runs from January to December and so the initial amount for the licence will be pro-rated according to the number of months left to run in the current calendar year. If you purchase the agreement during the last two months of the year, your licence will automatically run to December of the following year.
