My tenant was (again) late paying his rent, so I sent him a text message asking where it was.  He replied that he'd written a letter two weeks previously giving me his notice, and that I had his deposit for the month's rent.  I now only have two weeks to find another tenant, but I do have his (dwindling) deposit, being used currently as his rent.  What can I do?
