Hi there, I have a tenant is due to leave the property on Sept 31st - 6 weeks or so away. He has fallen two months behind on his rent. I am concerned that he will not make any more payments and that he will just leave without providing a forwarding address - thereby making it very difficult to chase up the rent arrears (which by then will be 3 months).

How do you suggest I avoid this situation? I was thinking about serving a section 8 notice on him - which i think he would ignore - and then proceeding through the courts. My guess is that if he is involved in court action before the end date of the tenancy then he will think twice about disappearing without a trace. Also, it might result in actual payment.

Help and advice would be greatly appreciated
