my son and two others signed a tenancy agreement on 21jan06. The tenancy was to start in June 2006. In April/May my son verbally told the landlord he could not afford the property. In June the landlord says he sent a letter to him explaining that he would incure costs. My son never took possession of the keys or property. The agreement for letting was dated June 20/2006 to June 20/2007. The landlord is claiming losses for 11 weeks loss of rent during this period. The majority being in 2007 and also advertising in the newspaper. Is my son legally bound to pay all of these losses as he didnt take possession and the landlord issued his letter of intent on the 20th June 2006 obviously knowing then that they were not to take possession. I must state that they did not terminate in writing.
