can someone please tell me if it is possible for a tenant to end a contract early?

i am currently renting a property on a 12 month period but wish to move out in order to purchase a property of my own. i have renewed the lease several times and have been in the property for over three years.

is there a legal process for ending a contract early or is it entirely at the landlords descretion?
