Hope some one can help, I have a number of issues and my landlord does not seem to be able to correct them
The main electrical incoming cable has started to come out from the bottom of the meter which is in a small room of the dining room. I reported the 7months ago to the letting agent they claim they chased to get this corrected, £ months in to the fault they stated they had wrote a letter to the electrical provider stateing they the supply would be held responsable for any damages caused, Then when i came to report 1 major issue and one minor issue which will be below they stated that the electrical supply cables are my responobility and for me to correct, surely this is incorrect as i pay them to sort these things out,
Second, agasin reported at the same time as the electric cable i had a fault with the roof and there was morter failing off the roof around the house, They eventally sent there DIY guy wh ojust replaced 6 tiles, We have had more morter fall out from the tiles and now we have 1 tile that came crashing off the house and bounce off the kitchen roof smashing a bucket and another which is now lodged in the gutter on the main roof, When you look at the roof you can see around 20/30 tiles that are lifted and ready to come down, I reported this to my landlord 2 1/2 weeks ago and apart from chasing them who claim they have contacted there contractor, ( a reputable local firm) no contact, I have a 18 month son how i desent let out in the garden in case, and have concerns that should more tiles fall of they will come through my kitchen roof, how long should i wait before taking procedings against them?
Third, I have old metal style 1940/50's windows, which have rusted and some are growing mold on, i have stripped these down twice and repaired and repainted them but to no joy, they have said they will get quotes to replace/ repair these, but in doing so there is a good chance my rent will go up due to the increased desirablillity? Surely agin this can't be right, this is genral maintance,
Also the house is a semi, 2 1/2 bed 2 recept 1 outbuild/converted to kitchen rented for 4 years
Please Please some one advise me as i can't afford to move out nor can i afford to live in fear of the roof coming off??
