The Notice to Quit has expired and I have applied to the Court to evict my tenant. Unfortunately she is refusing to allow prospective purchasers and/or the Estate Agent access to view the property.
Does anyone have any advice? It seems to be a grey area.

This is a query about tenancy rights for a tenant of 10 years standing who's self neglect and chronic damp conditions have just come to light. Does the LA landlord have responsibility to repair and rehouse in meantime?

We moved out of the property while repairs were being done. To renew the AST the landlord now wants to do a credit check for insurance purposes. Am wary about this as a) am not asking for credit, b) checks leave footprints and adversely affect credit. There was no mention of this when we moved out just a week before we are due to move back in. As my landlord will be holding over £2K of my money, should I do a credit check on him?

HI First time posting here, I'll try to brief, any advice is welcome, links would be appricated as well.
My mother, a private tenant, ( UK ), rented her property, unfurnished in July of 1962, there was to the best of my knowledge no written tenancy agreement but there is legal documentation to show the date when her tenancy started.
She remained a tenant of the above property untill her death in April 2006, under what rent act would my Mum come under for the purpose of me succeding to the tenancy?, I need the pricise wording.
Next, whether her landlord accepts me as a tennant, ( which he isn't ), by succession, am I right in thinking that the death of My Mother did not bring her tenancy to an end, what should her Landlord do to show this?
If I do succeed to my Mothers tenancy, what type of tennant do I become and under what act?
I'm sorry to labour a point, I'm not sure if it makes any diffrence to my questions above but please bear in mind, my Mum's tenancy started in 1962.

I am renting under a 6 month Assured Shorthold Tenancy Agreement. It is now less than 2 months until the end of the 6 month term and I understand that the Landlord is required to give me 2 months' written notice if he wants me to leave - which in effect means that I would be in the property for more than 6 months, depending on when he gives me notice, as I've been there over 4 months.
However, am I currently free to leave at the end of the 6 month term without giving any notice or do I still have to give 2 months' notice to him - which effectively means I'd have to stay beyond the 6 month term (or be liable for the rent for another 2 months from when I give the notice)?
Thanks.
Willie

Hello - this is my first post so apologies if this is in the wrong place.
We have one property which we privately let on ASTs for a number of years without problems. The current tenancy was a renewed AST which expires on the 1st August 2007. However we have found the tenants unco-operative at best abusive at the worst. There have been two defaults on rent. We decided not to renew the tenancy this time and gave 3 months notice to this effect. They are due to vacate 1st August.
I found out when the City council sent us the Council Tax bill from 31 May - end March 08 for a vacant property that they have left (tenants pay the Council Tax). I have checked with the bank that they did not pay the rent by Standing order for May. They did not notify us of their intentions. We have one months deposit. We had not put the house up for let so are unlikely to get tenants quickly.
By the Contract they will owe us three months rent. They should also be paying the Council tax. I don't know yet about the bills. We have no forwarding address. Though I believe both are working locally still.
Is there anything we can do to get our money or should we just put it down to experience (and take the losses). Should we at least inform the Council that they are still liable under the contract? What about unpaid bills - will we have to pay these?
If we incur these expenses can we put them against tax liability?
I hope someone can help us. Thanks in advance.

Hi Everyone
My partner and I are planning to move into our own place and we are viewing some properties tomorrow. the Agency has said that as well as a month's deposit, we have to pay a £200 fee for a credit check and references check. Is this normal? The flats we are thining of moving in to are brand new Persimmon homes, so wondered if it hasd anything to do with that?
Please help as we are worried we will be ripped off!
Claire
