I am new to this Forum - excellent discussion - I wish I had known about it.


Finding the right agency is hard - I have a 2 bed flat in Boscombe (Bournemouth) and I have supported a new agency for 2 years and had countless problems but always bowed down.  But I have to say that I am now changing to an established recommended agency as I know that my present agency is not doing their job.

I did my own inspection of my flat 4 weeks ago.  I was alarmed to find my tenants (who have been in there for a year now) are a couple of 18 year olds - nothing wrong in that - but I had asked for professionals only.  The electrics were burnt out from too many appliances, the fire alarm had been disconnected, there was metal gym equipment in the lounge on wooden floors making marks, make up all over the carpets.  And there was a 3rd person living there that I had not been told about.

My agent had done an inspection 2 or 3 weeks prior.  What am I paying him for?  Then I find out that 4 weeks down the line the work has only just been done on the electrics and has been done by an unqualified electrician.  I believe the rules are that in kitchens and bathrooms it must be a certified electrician.  The annual gas inspection has been charged at £95 + VAT and I have rung three other agents and one Corgi firm and the top fee was £70.  Rang my agent and he cannot understand why I am upset.
