I have been reading up on the new housing laws and things all look good - is this a fair comment.

You can still serve 2 months notice on a tenant but now at any time even in the first term.

Do you still use the same S21 notices - would think not!

Does the tenant still need two months rent arreas for a court to have to order possion?

Are there any pit falls to watch out for?  Is it still good pratic to serve a notice for possion at the begining of the tenancy?
