Title: new tenant with repairs needed

hi, i moved into my first rented house nearly 3 months ago. since then i have tried repeatedly to get repairs carried out. all the taps leak and there is black mould growing in one bedroom, bathroom and the living room. after numerous phone calls and i sent a letter detailing all the problems i have. i eventually managed to get somebody to sort all the leaks out but my agent and landlords contracted repair company will not even visit to see how bad the mould is. i just get told that somebody will be intouch!

can i with hold rent until it has been sorted?

can i get the problems fixed and send the bill to the agent, or diduct the amount from rent owed?

Just a noter from past exsperiance, Get intouch with enviromental health, They will survey the address and with in reason, could suspend the house until the work has been done while the landload pay's for you in a hotel!

Hi

I've been doing a lot of reading, as we where also wanting to withold rents.  Although you can, i personally wouldn't recommend you do that.

If you go on www.letlink.co.uk it gives you a break down of all the acts that you as a tenant are covered by and tells you what the best steps are, to take within the law. 

Last thing you want, is for the landlord or agent to get one up on you.
