We are landlords and have a tennant who has been renting from us for several years she wants us to fit new carpets in the lounge and dining room. The exisiting carpets are still serviceable and there is nothing explicit in her tenancy agreement, so are we obliged to change them or not??? Can someone please help? Also it depends on how good your tenant has been and if it's worth keeping the peace with a new carpet. I would have thought it would be classed as decoration of which is the tenants resposibility on AST and AT.
