Question Title: Video inventories

I am trying to reduce the amount of paperwork associated with each of my tenancies. I was thinking of just taking a video record of each of my properties at the beginning and the end of each tenancy to replace inventories and the associated check-in and check-out reports. Would this cause any problems?
Answer:
Whilst there would be advantages in terms of reduction of paper in a worst case scenario should you have to establish something in a court of law there are going to be clear disadvantages.  
In most cases, a court will want to see a detailed written inventory and schedule of condition for the property to help resolve deposit disputes.  Videos, like photographs, may provide supportive evidence as to condition but are unlikely to replace written or computer generated hard copy as to contents and start condition.  Digital photographs are increasingly used in recording condition in inventories and are likely to be of greater value to a judge or arbitrator than video evidence.  Indeed, Government guidance for disrepair disputes states that:
'it may be advisable to take photographs of any defects before and after works'
