Question Title: Irish landlord

We have just received a number of requests from landlords who have bought property in our area but who live in Ireland.  We have found a tenant for one of the properties but we are not acting as managing agents.  Can we put the landlord's address in Ireland on the tenancy agreement or would this cause any problems?
Answer:
There is nothing to prevent you from putting the landlord's Irish address on the tenancy agreement.  However, it is a requirement of section 48 Landlord and Tenant Act 1987 that a tenant has to be provided with an address in England and Wales at which a tenant may serve notices on the landlord.  If the landlord cannot provide such an address it might be useful for you to offer your agency's address for this purpose even if you are not exercising a full management role in this instance.  As this would involve some administration it would be reasonable to expect the landlord to meet your costs.
