Question Title: Electrical safety

| We have just been told that, under new electrical safety regulations, annual safety checks now have to be carried out on all our properties. Is this correct ?

| This is not really the case. Annual electrical safety checks have been part of landlords' standard procedures for almost ten years now. The existing electrical safety legislation simply requires that all electrical equipment supplied with a property must be 'safe'. The practice of annual electrical safety checks combined with occasional or pre-tenancy visual checks is considered to be reasonable compliance with this requirement. The new 'Part P' electrical safety regulations, by contrast, are building regulations, and therefore only apply to new installation work, or new work or existing electrical installations. Certain types of electrical installation work will now require that they are carried out by approved electricians; i.e. electricians registered with a Government-approved body such as NICEIC. The two safety codes are entirely separate, and are explained in our Letting Factsheets Nos. 4 & 37.
