Question Title: Gas Safety

| I manage a number of properties where the tenancy is regulated and the tenants have been there an indeterminable amount of time on a periodic basis. We currently perform gas safety checks on such properties where gas appliances are in place; however, tenants in some properties are installing gas central heating and boilers where there were none previously. I do not feel that it is the landlord's responsibility especially in light of the fact that the tenants pay only a nominal rent in any case. Which appliances should I be checking ?

| The Gas Safety (Installation & Use) Regulations 1998 require that a landlord (in leases that were set up for an initial period of less than seven years) maintains in safe condition any relevant gas fitting. Relevant gas fitting is defined in the Regulations as 'any gas appliance (other than an appliance which the tenant is entitled to remove from the relevant premises) or any installation pipework installed in any relevant premises...' The landlord is also responsible for maintaining all flues that serve any gas appliance in the property. Therefore, you will not be responsible for the gas check on appliances that the tenant has purchased but gas safety checks will need to be performed on all other appliances in the property.
