Question Title: Gas Safety

| One of our landlords has just added a brand new house to his portfolio of properties. When we let it for him do we have to supply the tenant with a copy of the gas safety record/certificate before they move in ?

| The guidance from the Health & Safety Executive states that "Gas appliances and flues in rented accommodation must be checked for safety within 12 months of being installed and thereafter at least every twelve months by a competent engineer" (i.e. CORGI registered gas installer). Under the most recent gas safety regulations (Gas Safety (Installation and Use) Regulations 1998), appliances in new properties are assumed to be safe and the Health & Safety Executive do not require a certificate until the safety check becomes necessary.
