What do I need to do to terminate a periodic common law tenancy?
Answer:
Unlike the fixed term tenancy, a periodic tenancy will not come to an end by itself. The tenancy will continue to roll on from period to period. In order to terminate it is necessary for either the landlord or tenant to serve a notice to quit or for both of them to agree the voluntary surrender of the tenancy.
