| I know that you can only use the accelerated possession procedure in certain cases. What disadvantages are there in using the procedure?

| The main limitation is that the procedure only covers a claim for possession of the property and costs. It does not allow for recovery of rent arrears which would have to be recovered in a separate action in the county court. APP can only be used for assured shorthold tenancies where the tenancy has been brought to an end or where it is now a statutory periodic tenancy. The APP form includes an affidavit which must be signed by the landlord. Finally the tenancy agreement must have been in writing and all the notices served.
