| When can I use the section 21 route to obtain possession of my property?

| This is the normal route if there are no problems with the tenancy: and uses the ‘AST Rule’ in section 21 of the Housing Act which is only available for assured shorthold tenancies. Provided that all the requirements for setting up and terminating the tenancy have been complied with, this rule gives the landlord the right to regain possession of the property once any fixed term has expired.
