What happens at the end of a fixed term tenancy?
Answer:
The common law rule was that a fixed term terminated automatically when the term comes to an end. This position has been substantially modified by statute. As a result of the provisions of the Housing Act 1988, a statutory periodic tenancy is automatically created at the end of the fixed term unless surrender has taken place or been ordered by the court.
