Question Title: Agreements regarding breach

Our standard tenancy agreement contains a standard covenant prohibiting subletting and assignment. One of my tenants has taken in a lodger and I am quite happy about this at the moment but will it reduce my ability to seek possession because of his breach of that covenant?
Answer:
It could well do so as the tenant may be able to convince a court that you have accepted or condoned the breach.
