| Where a landlord or agent had provided the freezer in good order and had no reason or warning that the appliance needed attention, there would be no responsibility on the part of the landlord or the agent to replace food spoiled because the freezer failed. It is important that an agent acts quickly and makes all efforts to mitigate the loss to be suffered by the tenant as soon as he or she is aware of any problem. Tenants would be wise to insure against such risks.
