One of the tenants we have on our books discovered a leak late one evening which they thought came from the shower. They called me, got the answerphone then immediately called out an emergency plumber who charged £215 to put sealant around the shower tray. They want the landlord to refund them in full. I feel the most the landlord should pay is £50 which is what one of my maintenance men would have charged to do the same job the following day. This was not an emergency in as much as the ceiling was not in danger of falling down. Who is correct ?

I would say £50 is a lot for a bit of sealant but that offer is generous. The tenants were reckless in spending the landlords money in my view.
