New HMO rules causing confusion with electricians. 3 Years, 3 Months ago  
I converted a house into a HMO a few years ago. The rules were much stricter then than they are now. My new HMO comes under Bradford council and they have recently released the new guidelines that dont include fire alarm panal, break glass points or emergency lighting for my small 5 bed 4 storey property. Just mains linked smoke and sounder alarms which come as one unit now, plus of course fire doors.<br /><br />We have had such debates with electricians as they dont seem to beleive that they dont need the whole fire safety precaution system that they installed before.I showed one the black and white rules from the council and he didnt beleive them.He had to ring the council and even then hes not 100% sure he acting correctly.<br /><br />I think the problem is that until recently the fire department has had a lot more control and now that the local authority is making the decisions they seem to have relaxed the fire precautions for SMALL hmo's.<br /><br />Anyone else having problems with stuck in the past sparkies?. Do you think they are just acting dumb because the Job wont be as luctrative for them?. <br />
